Named after the Earl of Zetland, this parcel of land stayed under the ownership of one family for most of the 1800s. Development of the suburb started in the 1870s, although it didn’t really start taking shape until the 1900s, when small estate subdivisions were established, and later industry.
Coming within the Green Square Urban Renewal Area, Zetland has seen the most significant changes to the inner-south in recent years. The creation of Victoria Park within its boundaries has beautified the whole suburb. $500 million has been ploughed into the area, with tree planting, landscaping, streetscape improvements, public space refurbishments and green, open space.

Key shopping: Across the road from Victoria Park, on South Dowling Street , is Homemakers Supa Centa, featuring Freedom, Dick Smith, Harvey Norman and 35 specialty stores.
Restaurants & cafes: A small eatery strip exists within the Victoria Park precinct, which features a convenience store, pizza restaurant, Thai restaurant and café. A supermarket and specialty stores are planned for the future. Danks Street, in nearby Waterloo, is a trendy café and eatery strip that also accommodates several art galleries and Fratelli Fresh, an Italian grocer-wholesaler, deli and fresh produce centre.
Sports, recreation and fitness: Within the precinct of Victoria Park are located four parks and one reserve: Nuffield Park – with multi-use sports facilities, including tennis, basketball, netball, boules, and Tai Chi; Joynton Park – a flat grassy area for soccer, cricket and large-scale ball games; Woolwash Park – a landscaped water park with wetlands; Tote Park – which includes children’s playgrouond and grassy area for low-impact exercise; Mary O’Brien Reserve – basketball courts.
