The following information & suggestions have been prepared by the South Sydney Realty Property Management team to assist you during your tenancy and to inform you of your responsibilities as a Tenant.
Office Hours
The property Management Team can be contacted Monday to Friday between 8.30am and 5.30pm , and Saturdays between 10am and 2pm.
Electricity, Gas & Telephone
It is your responsibility to have all services at the property places in your name and to arrange a final meter reading prior to vacating. Contact numbers for these services are:

Rental Payments
Rent under your Residential Tenancy Agreement is payable at all times in advance. If at any time you are unable to make a rental payment, please make immediate contact with your Property Manager. If we do not receive your rental payment and you have not contacted us our only course of action, as provided for by legislation, is to issue a Termination Notice and then proceed to the Tenancy Tribunal for a hearing to gain possession of the property and collect all rent and charges due.
Rent payments can be made in personal cheque, bank cheque or money order, personally delivered or mailed to the office of South Sydney Realty or by direct debit, direct deposit or internet transfer into our Trust Account. South Sydney Realty does not accept third party cheques or cash payments to the office.

Property Condition Report.
Two copies of the Property Condition Report are provided to you in your Tenant Pack. This report is very important as it outlines the condition of the property at the commencement of your tenancy. When you have vacated the property the condition at that time is compared to the condition at the commencement and any variation (fair wear and tear excepted) will be your responsibility to reinstate. Please review the property condition report thoroughly making any additional comments you feel are necessary to accurately establish the condition of the property. It is in your best interest to ensure that it is a comprehensive and accurate description of the property’s current condition.
When you have completed the report, please sign and return it within the first 7 days of your tenancy, retaining the blue copy for your records.
If a signed copy is not returned to South Sydney Realty and a dispute arises at the end of your tenancy, the condition of the property will be assessed as that indicated on the report completed by South Sydney Realty .
Keys
South Sydney Realty retains a duplicate key to all properties for emergency access. Locks can only be changed after you have obtained permission from your Property Manager and you would then need to supply us with a spare set of the new keys
Rental Bond
Your rental bond will be lodged with the NSW Department of Fair trading and is held as security against any unpaid rent or damage to the property. Upon lodgment you will receive written confirmation from the Department of Fair Trading confirming they have received your bond payment and providing you with a Bond Registration Number.
Your bond will be refunded to you promptly after the property is fully vacated, less any deductions that may be agreed or directed by the Tribunal.
Periodic Inspections
During the course of your tenancy, your Property Manager will inspect your property periodically. This will include an inspection 4months after your tenancy commences and bi-annually thereafter. We will contact you in advance to arrange a convenient time. The purpose of these inspections is to advise the owner of the condition of the property and how it is being maintained, and to allow you to advise us of any repairs or maintenance you feel are required.
Repairs & Maintenance
All requests for repairs and maintenance must be made via fax, email or letter. In the event of an emergency repair outside office hours and your property Manager is uncontactable, arrangements for repairs can be made directly with the trades-people listed on the front page of your tenancy agreement. Your Property Manager will attend all repairs as promptly as possible however, in man instance it will be necessary to obtain the owners approval before any work can commence.
Insurance
The owners and building insurance does not extend to cover your personal contents. We strongly suggest that you take out comprehensive contents insurance to cover your belongings against fire, theft and other perils. In the event that you, another occupier, or visitor accidentally damages the property and rectification work is required, you may be required to pay any excess that may apply to the owners insurance cover.
Sub-Leasing
Your tenancy agreement states the maximum permissible number of people who can occupy the property. If there is any change in either the original occupants or any additional occupants, please notify your Property Manager immediately.
Termination of Tenancy Agreement
Your tenancy agreement is a legal contract providing protection for both you and the property owner. You can only terminate this agreement in one of the following ways:
If any unforeseen circumstances arise and you have to vacate the property prior to the expiration of your tenancy agreement, please contact your Property Manager immediately. In this situation we will endeavour to find another tenant to take over your tenancy obligations. If this occurs, you will be responsible for the following:
